A construction loan releases funds in stages (called progress payments) aligned to build milestones β€” e.g., slab, frame, lock-up, fit-out, and completion. You only pay interest on the drawn amount during construction. Once complete, the loan converts to a standard principal & interest or interest-only mortgage.
You'll typically need a fixed-price building contract signed with a registered builder, council-approved plans and permits, a valuation of the land and completed property (done by the lender), and standard income/identification documents. Our team will guide you through the full checklist.
Owner-builder loans are available with select lenders, but they are more complex and typically limited to smaller loan amounts. You'll need to demonstrate relevant trade qualifications or experience. Our brokers can identify which lenders on our panel will consider owner-builder applications.
Most construction loan structures are based on a fixed-price contract, so cost overruns would require additional funding. It's important to have a contingency buffer (usually 10–15% of the build cost). Our brokers will help you structure your loan to accommodate for contingencies from the outset.
